| BUYERS…… BEWARE!!

| PRECAUTIONS:
|
| 1. The Buyer who intends to purchase a Flat / Plot / Ind. House / Bungalow must verify the title of the Land Owner or the Builder.
|
| 2. The plans of the Building / Bungalow / Ind.House / Plot should be inspected and should be verified whether they are approved / sanctioned by the various competent authorities.
|
| 3. Encumbrance certificate is not sufficient, as it does not disclose the Mortgage made by Depositing Title Deeds. The Builder / Owner creates Mortgage by depositing original Title Deeds with the banks and keeps the purchaser in dark.
|
| 4. Verify the original Building / Bungalow / Ind. House plan approved by the Municipal Corporation and find out if there are any variations.
|
| 5. Insist on details of Fixtures and Fittings and other amenities, parking areas, in case of purchase of Flats.
|
| 6. Verify if water, sewerage, Electricity and Lift connections are included in the price in case of purchase of Flats.
|
| 7. Completion of Building on time and on completion, the Builders must obtain occupancy certificate from the Municipal Corporation.
|
| 8. Whether Betterment /Development charges are paid by the Builder / Owner.
|
| 9. Verify the development Agreement between the developer and the Land owner.
|
| 10. Common areas like parking, terrace, open space etc should be mentioned in the agreement.
|
| 11. The Buyer should inspect the premises during the course of construction so that he would know that the construction is being made as per the specifications.
|
| 12. For proper maintenance, the Flat buyers must organize themselves and form an association.
