LEGAL ADVICE FREE OF COST
BUYERS…… BEWARE!!
PRECAUTIONS:
1. The Buyer who intends to purchase a Flat / Plot / Ind. House / Bungalow must verify the title of the Land Owner or the Builder.
2. The plans of the Building / Bungalow / Ind.House / Plot should be inspected and should be verified whether they are approved / sanctioned by the various competent authorities.
3. Encumbrance certificate is not sufficient, as it does not disclose the Mortgage made by Depositing Title Deeds. The Builder / Owner creates Mortgage by depositing original Title Deeds with the banks and keeps the purchaser in dark.
4. Verify the original Building / Bungalow / Ind. House plan approved by the Municipal Corporation and find out if there are any variations.
5. Insist on details of Fixtures and Fittings and other amenities, parking areas, in case of purchase of Flats.
6. Verify if water, sewerage, Electricity and Lift connections are included in the price in case of purchase of Flats.
7. Completion of Building on time and on completion, the Builders must obtain occupancy  certificate from the Municipal Corporation.
8. Whether Betterment /Development charges are paid by the Builder / Owner.
9. Verify the development Agreement between the developer and the Land owner.
10. Common areas like parking, terrace, open space etc should be mentioned in the agreement.
11. The Buyer should inspect the premises during the course of construction so that he would know that the construction is being made as per the specifications.
12. For proper maintenance, the Flat buyers must organize themselves and form an association.
